Pick where you work, then click two places you might live. See the rush-hour drive, the hours you’d spend in the car, what it does to your hourly pay, and whether a pricier home closer to work is worth it.
Illustrated map, not to scale. Drive lines show estimated morning rush-hour time to Micron / Federal Way.
How this works, all estimates: Drive times to Micron use the ranges in my Micron relocation guide. Drive times to other workplaces are modeled from distance and calibrated to those same rush-hour ranges; the 3–6 pm figure is about 15% above the morning. Time in the car is the round trip at the middle of the morning range, for 50 working weeks. “Your pay, counting the drive” divides your salary by 2,080 work hours plus your commute hours. Car costs use the IRS 2026 business mileage rate of 72.5 cents per mile. Housing payment is principal, interest, property tax (0.63%) and insurance (0.35%) on a 30-year fixed loan, before mortgage insurance and HOA dues. Home prices start at the typical range for a single-family, 3+ bedroom, 1,500+ sq ft home in each area; slide them to match a home you’re considering. Real drive times vary with the exact address, route, weather and construction, so drive the route at your real commute times before you buy. This tool is for planning, not a quote or financial advice.
I’ll compare specific homes with you, including the real drive at 5 p.m., and tell you honestly which one I think makes more sense.
